Overview:

Income and asset calculations are the foundation of every certification, recertification, and rent determination. This webinar provides a comprehensive review of HUD requirements for identifying, verifying, documenting, and calculating income and assets in HUD Multifamily Housing programs. Participants will explore verification hierarchies, HOTMA changes, treatment of unique income sources, student financial assistance, retirement accounts, cash applications, debit card accounts, assets disposed of for less than fair market value, and other commonly misunderstood topics. The session emphasizes practical application, documentation requirements, and real-world scenarios that occupancy staff encounter every day.

Why you should Attend:

One miscalculated source of income, overlooked asset, improperly verified retirement account, or misunderstood HOTMA rule can result in incorrect tenant rents, subsidy errors, repayment obligations, audit findings, MOR findings, and thousands of dollars in financial exposure. Are you confident your staff would calculate every income and asset correctly if HUD reviewed the file tomorrow? The days of simply reviewing pay stubs and bank statements are over. Today's certifications require staff to understand gig income, payment apps, debit card accounts, retirement funds, student financial assistance, HOTMA changes, and complex asset rules. This session helps you avoid costly mistakes before they become compliance findings.

Areas Covered in the Session:

  • Applying HUD Handbook 4350.3 and HOTMA requirements when calculating annual income and assets
  • Understanding verification requirements, verification hierarchy, documentation standards, and acceptable forms of verification
  • Calculating earned income, self-employment income, gig economy income, Social Security benefits, unemployment, pensions, and recurring contributions
  • Determining countable and non-countable student financial assistance under current HUD requirements
  • Identifying, verifying, and calculating assets including retirement accounts, annuities, stocks, bonds, savings accounts, cash applications, and debit card accounts
  • Calculating actual versus imputed income from assets, handling jointly owned assets, and addressing assets disposed of for less than fair market value
